Our Process

A clear and efficient path from enquiry to completion.

Every transaction is different, but the process behind it follows the same four stages — so you always know what's happening next and what's needed from you.

01

Assess

We review the deal and your objectives, carry out an initial in-house desktop valuation to assess likely loan-to-value (LTV) viability, and stress-test the proposal against realistic lending criteria before taking it to market.

  • Property, transaction and borrower details
  • Initial in-house desktop valuation and indicative LTV assessment (subject to lender valuation)
  • Objectives — purchase, refinance, capital raise
  • An honest view on whether it works, and why
02

Structure

We identify the right structure across leverage, risk, lender appetite and exit strategy — before approaching anyone.

  • Debt, mezzanine or blended structure
  • Ownership vehicle and tax considerations flagged
  • Exit route agreed up front
03

Place

We approach the right lenders from across the whole market, run a competitive process where useful, and negotiate terms.

  • Commercial lenders, banks, private banks
  • Building societies, private companies
  • HNW investors, hedge funds, family offices
04

Complete

We manage the process through to completion — valuations, legal, conditions — and remain available afterwards.

  • Coordination with solicitors and valuers
  • Conditions tracked to drawdown
  • Ongoing point of contact post-completion
Questions

Before you get in touch.

Answers to what people usually ask before their first call — if yours isn't here, it's still worth asking.

Is there a fee to speak with you?

An initial conversation about your transaction is free. How Tenterden Finance is remunerated on a placed deal is confirmed with you up front, before any work is carried out on your behalf.

Do you only work with large portfolio landlords?

No — we work with individual landlords refinancing a single property through to portfolio landlords, developers and operators running multi-unit schemes. What matters is the transaction, not the size of the client.

Can you help if another lender has already declined the deal?

Often, yes. A decline from one lender frequently reflects that lender's own criteria rather than the deal itself — whole-of-market access means we can usually find an appetite elsewhere where the underlying transaction is sound.

How long does development finance typically take to arrange?

It varies with the complexity of the scheme and how ready the supporting information is. Early engagement — before you've exchanged on a site — gives the most time to structure things properly and explore the whole of the market.

Which lenders do you work with?

We're not restricted to a panel. Depending on the transaction, that can mean commercial lenders and banks, private banks, building societies and private companies, or high-net-worth investors, hedge funds and family offices.
